The opportunity is to lease the land for peat extraction in accordance with the approved planning permission. Best offers are invited for a lease of up to 15 years, subject to contract and satisfaction of planning conditions.

The subjects comprise defined peat extraction areas within Ballivicar Moss, extending to approximately 37.5 hectares in total and divided into east, central and west zones. The land is predominantly level peatland with confirmed commercially viable peat depths suitable for malt whisky production. Planning consent permits extraction of up to 2,000 tonnes per annum over a 15-year period, together with progressive restoration, biodiversity enhancement and associated infrastructure. Ballivicar Moss is a large-scale peatland holding extending to approximately 114 hectares, located around 2 km north west of Port Ellen on the Isle of Islay. The site occupies a strategic position within one of Scotland’s most established whisky regions and forms part of an extensive peatland system between Port Ellen and Bowmore. The land is irregular in shape, predominantly undeveloped, and historically used for peat cutting. The property benefits from a modern planning consent allowing controlled extraction alongside long-term environmental restoration and management.
