The Coal Exchange Building is an adaptive reuse opportunity featuring a vacant office tower located in the heart of Huntington’s Central Business District (CBD), within a federally designated Opportunity Zone. Also included in this offering are the adjacent office building at 419 11th Street (±4,700 square feet) and the retail building at 411-417 11th Street (±2,400 square feet).

Constructed in 1925, this historic 14-story Art Deco building retains many original architectural features, including its exterior façade, decorative door hardware, interior moldings, and original mail drop. The building boasts expansive windows throughout, providing abundant natural light and panoramic city views. The property was originally home to The Coal Exchange Bank and the Chesapeake & Ohio Railway, underscoring its historic and civic significance.

Historic tax credits have been approved for the building, and there is strong potential for additional financing incentives, including New Markets Tax Credits, brownfield incentives, and other state-funded programs, depending on the proposed end use.

The property is located in busy Downtown Huntington, blocks from Marshall University, across the street from the Robert C. Byrd Institute of Advanced Flexible Manufacturing (RCBI), and near Pullman Square, offering excellent proximity to retail, dining, entertainment, and institutional anchors.
